Project-Description:

Thuy Duong Plaza is composed of four blocks a shopping center, an office podium and two luxurious apartment towers of twenty-one floors. The building has implemented significant energy saving measures to improve the air conditioning, lighting and water pumping systems. It won the second prize in the Energy Efficient Building Contest of the Ministry of Industry and Trade in 2010.

The building is orientated northeast-southwest which is unfortunately not the most
ideal orientation.

Building Envelope

Windows
Installation of reflective glass to all windows for the two apartment towers.
Installation of curtains with silver coating for these windows to reflect heat radiation to help reduce solar radiation by providing shading from the floor above.

Wall

Long balconies have been designed for each apartment to help reduce solar radiation by providing shading from the floor above.

Roof – Terrace
The roof of the office podium has six layers made up of:
+ Tile
+ Waterproofing membrane
+ Hollow brick (20cm)
+ Concrete slab
+Ceiling void
+ Gypsum Ceiling
The roof Over Thermal Transfer Value (OTTV) is calculated at 9.66W/m2, a reduction of 61% compared to the EEBC requirement (of 25W/m2).

Micro climate

The pool is located on the roof of the shopping center between the two apartment towers. It helps to create a cooler environment in the inner yard thanks to the water evaporation

HVAC

Air conditioning systems
A VRV system (125 kW) with a COP of 3.69 for the office podium is an improvement of 36% compared to the EEBC requirement (of 2.7)
Split air-conditioners (5.7 kW) with a COP of 2.8 in the two apartment towers is an improvement of 12% compared to the EEBC requirement (of 2.5)

Lighting
(18W) CFLs T8 are used in the office podium.
LPD = 10.3 W/m2, a reduction of 6.3 % compared to the EEBC 2013 (of 11W/m2)

Buiding Loads
Installation of four VSDs for chilled water pumps saves 314,526 kWh/year.

Monitoring
Electrical distribution panels are located on the first floor of the office podium which helps to monitor operation of each system through metering amperage and voltage.
Power meters that monitor the energy consumption of systems such as the lighting and AC systems, elevators, pumps,..etc are locacted on the first floor of the office podium. These meters are specific to each building function (ie. Office and separate apartment blocks). The shopping center has its own power meters located in the center.

Maintenance
Qualified Technical Staff (16 members) specialised in several fields such as electricity, electronics, etc…
They perform over 39,900 hours of maintenance per year to ensure the continuous operation of the building.

Training
Training courses are organised twice a year to raise staff awareness about effective energy usage, such as efficient operation of significant energy systems and operational techniques for new staff .
