Nam Cuong, a four-star hotel, is composed of 78 guest rooms with eight floors. Between 2008 and 2010, the building installed energy-efficient solutions such as use of double glazing, high-efficiency air conditioners and a solar water heater.

Building Envelope

Windows
The window to wall ration (WWR) is 45%. According to the Energy Efficient Building Code – Building Envelope Guideline (EEBC), WWR must be between 30 and 50% (EEBC 2013).
Replacement of all single-glazed windows with double-glazed ones to provide better insulation that helps reduce the thermal load on AC systems.

Walls
Color
White painted walls provide high solar reflection capability, which helps to reduce the thermal inertia of the building.

Over Thermal Transfer Value (OTTV) of the wall is calculated by ECC Hai Phong at 24 W/m2, 60% less than the EEBC 2013 requirement (of 60W/m2).

Roof – Terrace
The terrace is shaded by many trees, which help to reduce solar radiation.
A swimming pool on the eighth floor also reduces the solar radiation to the floor below.

Over Thermal Transfer Value (OTTV) of the roof is calculated by ECC Hai Phong at 25 W/m2, compliant with the EEBC 2013 requirement (of 25 W/m2).

Daylighting

The skylight located in the middle of the building provides daylighting for the stairs in the hotel.

HVAC

Air conditioning system
Replacement of 80 inefficient split units (Capacity = 11,000 Btu; COP=2.4) with more efficient ones (higher Coefficient Of Performance (Capacity = 11,000 Btu; COP=3.1).

Lighting

1. Replacement of inefficient lamps
Replacement of 640 (25W) incandescent bulbs with (9W) Compact Fluorescent lamps in lobbies.
Replacement of 150 (40W) incandescent bulbs with (11W) Compact Fluorescent lamps at the main entrance. This contributed in reaching of a low Light Power Density over the building.
For example, Light Power Density (LPD) for the terrace is 4.4 W/m2, or 60% lower than the EEBC requirement.

Building Loads

1. Lift system
(11kW) Two lifts that are shut down by a controller when not in use

2. Hot water system
Installation of a solar water heater with a capacity of 1,600 liters/day. It provides 15% of the hotel’s total hot water requirement. It is integrated with an electrical boiler (5kW) which is used in bad weather.

Preventive maintenance programme implemented in-house and subcontracted for some pieces of equipment (elevators and air conditioners).
Training
Staff training on new systems and technology.
Training courses that are held by Energy Conservation Center Hai Phong to enhance skills in energy-efficient use.
